What are your legal responsibilities ?

There’s an important piece of legislation called the Regulatory Reform (Fire Safety) Order 2005 and it applies to buildings with multiple occupants or several floors especially. It is so, because it states buildings of this nature must obtain a fire risk assessment initially and have them updated regularly following this. 

The only unclear bit of this is that the ‘regularly’ element isn’t specifically quantified so it’s difficult to tell how often you should actually have fire risk assessments done. From our professional opinion, we would recommend you have one done annually. The reason for this is that buildings can change so much in this time so it’s important to keep on top of all the risks and hazards associated with it. 

Another part of this Act refers to the ‘Responsible Person’ (RP) who will arrange the fire risk assessments, organise fire drills, and support people in the case of an emergency.

Review regularly – We have the capability to send you automated reminders for regular reviews depending on the size and type of your premises. Although there is no exact requirement on how many reviews you require, we recommend at least annually.
