What are your legal responsibilities ?

There is significant legislation known as the Regulatory Reform (Fire Safety) Order 2005, which primarily applies to buildings with multiple occupants or those with several floors. 

The reason for this is that the law mandates such buildings to undergo an initial fire risk assessment and to ensure these assessments are regularly updated afterwards.

The only ambiguous part of this regulation is that the term ‘regularly’ is not clearly defined, making it challenging to determine the exact frequency for conducting fire risk assessments. In our professional view, we suggest performing one annually. This recommendation stems from the fact that buildings can undergo many changes within a year, making it essential to stay on top of potential risks and hazards.

Additionally, the Act designates a ‘Responsible Person’ (RP), whose role is to oversee fire risk assessments, coordinate fire drills, and assist individuals during an emergency.

During comprehensive fire risk assessments, there are common fire hazards that are identified regularly. Common hazards include flammable materials, poor electrical safety, obstructed fire exits, and a lack of fire detection and suppression systems.
